Step 1: Source 

Together we establish a scope of requirements tailored to your desired outcome. From here, we collaborate with contacts in our network and database to source properties either on or off the market. A shortlist is made after due diligence, and we also inspect on your behalf to save your time and hassle.

Don’t be surprised to see properties from us that’s not listed on the market. From time to time, we find properties well below market price, especially properties with development potentials.

Step 2: Negotiate

Negotiation can be overwhelming for a lot of people. With a dedicated Buyers Agent on your side, you’re no longer fighting the battle with the Listing Agent on your own. In fact, we take care of the negotiation process for you, ensuring your time is spent where it matters the most.

It's quite often we negotiate a delayed settlement, or other favourable terms to suite your circumstances. We have a suite of tools at our disposal when it comes to negotiating with a Listing Agent. For us, this is not work, it's where the fun is. 

We also offer negotiation only service, if you have already found a property thqt suits your criteria.

Step 3: Secure

The timeframe between offer accepted to contract exchanged can be very sensitive for buyers, especially if it's a hot market. Vendor can legally accept a higher offer from others, as long as contract is not exchanged.

 

We have a checklist to follow through, picking up the nuance of how agents interact with us and any subtle change in their tonality when speaking over the phone, then appropriate action is taken to avoid being gazumped, ensuring your purchase is secured.​

Step 4: Celebrate

As our client, it’s time for you to celebrate after non-conditional exchange.

 

However, as your Buyers Agent our job is not done yet. We’ll follow through with pre-settlement inspections, liaise with your mortgage broker if required. Most importantly, if the property was purchased with a development potential in mind, we’ll kick start the Project Delivery services for you once engaged.

Delivery

Stage 1: Budgeting and Planning Approval

  1. Preliminary Budgeting

  2. Manage Development Approval and any other associated approvals required prior commencement of construction.

Stage 2: Tender Documentation

  1. Prepare tender documentation and invite contractors to submit bids. The tender document includes architectural, structural, stormwater and other technical drawings that depict the design and layout of the project.

  2. Specification for the Works contains detailed written description of materials, finishes. The specifications provide clarify on the project requirements.

Stage 3: Construction Contract

  1. Negotiate and finalise construction contract.

  2. Overseas construction from commencement to Occupation Certificates are issued (and Subdivision Certificate are issued, if applicable).

Stage 4: Sales of finished product

  1. Manage selling agent, marketing campaign to sale finished products (if applicable).

  2. Negotiate with property managers for long term or short term rental
