With $300,000 cash this is the top deal we'll get into: low risk, retain the front house. That means the land in the backyard is essentially free, not to mention the dual-key income is far better than a standalone four-bedder. grab a free sampler and get a peek at what Project Hayley looks like: numbers, locations, etc.

Since the negative gearing changes, commercial property is the new hot topic, and I get why. Commercial can be a great move, but only if you go in with a clear strategy.

The classic play: buy a property that’s been under-rented for years, buy it well, bring the leases up to market, then revalue off the local cap rate about 3-6 months later.

But once demand heats up, any decent agent will tell their landlord to lift the rents before selling. The under-rented bargains dry up, and the entry-level $1.2–1.3M bracket gets crowded fast.

So ask yourself: are you buying commercial because the numbers work, or because everyone else is?

We only paid 90k for this land, then built a 4 bed Torrens house on it. The house has 2 rentable doors, totally legal and generate great rental yield. The way to go‼️not to mention this is still legible for negative gearing. Call #oceandeltaproperty today to find out how‼️

September 2026 is the perfect time to buy something with development potential. You don’t have to build it, simply get a DA consent for 5 pack townhouses, and double your money in 24 months. This is exactly what we did back in 2021. Make money when you buy.
