Project Bryce Playbook - Corner Blocks · Play 1
- 3 months from DA lodgement to approval
- 92% of our initial cash back on completion, on the strategy we'd use today
- Save $240k by creating the two townhouses yourself instead of buying them finished (modelled on this project, 80% lending)
A fast approval, then we sold in a dip. This playbook shows what holding would have looked like.
A corner block on the NSW coast, bought off-market through a letter drop on a call option. Council approved the DA 3 months after lodgement: keep and renovate the old house, build two townhouses facing the side street. When they were finished the market had dipped, so we sold all three. About six years later, the two townhouses were estimated at $1,740,000, up from $1,163,000 when we sold.
The lesson: run the hold numbers before you list. If one sale clears the construction loan and the rent carries the rest, keeping the new homes is often the better exit.
Built for: investors who want to build new stock and hold it, not just sell it.
