The Development Roadmap works out what's right for you: what you can afford, which strategy suits you, and exactly what to look for. WHAT YOU WALK AWAY WITH • Your number: the land price bracket and total project budget your cash and borrowing can support, and what's out of reach. • Your strategy: which of our four development strategies fits your budget and appetite for risk, and why. • Your buy box: a checklist to screen listings against, covering price, areas and red flags such as flood, bushfire and heritage. • Your timeline: how long it really takes, and where your cash is tied up at each stage. • Your team and your questions: who you'll need, when each comes in and what to check before you hire them, plus the exact questions for your broker and accountant. HOW IT WORKS 1. Book and pay below. 2. Complete a short questionnaire (we email it after you book). Bring a borrowing figure from your own mortgage broker if you have one. 3. Meet for 2 hours on Microsoft Teams with Terry Cui, OceanDelta's director and an active developer since 2014. 4. Receive your written plan within 5 business days. NOT INCLUDED An assessment of any specific site or listing; confirming a site qualifies for CDC or DA; planning or design advice; financial, credit, tax or legal advice; names or contacts of our consultants and builders.
